Tips & Tricks

Working With Rentals

Rentals close fast, build your database, and keep your income steady between sales transactions — if you treat them with the same paperwork discipline as a sale.

Required
Rentals require an Exclusive Buyer Tenant Residential Brokerage Agreement

Even though they're not buying or selling, you still need this form on file to ensure you get paid. No agreement, no commission — no exceptions.

Rental Basics

What every KWCP agent should know before taking on a rental client.

  1. Some matches are tough — renters with large dogs, credit scores under 600, or those looking for spacious housing at a low price point can be difficult to place. Set realistic expectations from day one.
  2. For tough cases, refer the prospect to apartment-listing sites like apartments.com, then add them to your database as future buyer leads. The rental today is the purchase in 2–3 years.
  3. Rental homes are listed on Bright MLS under the Residential Lease classification — not the standard residential search. Filter accordingly when prospecting for inventory.
